This deed, which is typically used for residential real estate, enables the property owner to maintain full control and use of the property during their lifetime but ensures that it automatically transfers to the named beneficiary upon their death. TOD deeds are a straightforward way to facilitate the efficient and expedited transfer of real estate assets to intended heirs, circumventing the complexities and delays associated with the probate system.
