A Transfer on Death Deed (TOD deed) is a legal instrument that allows an individual to designate a specific beneficiary who will inherit their real estate property upon their death, bypassing the probate process. This deed, which is typically used for residential real estate, enables the property owner to maintain full control and use of the property during their lifetime but ensures that it automatically transfers to the named beneficiary upon their death. TOD deeds are a straightforward way to facilitate the efficient and expedited transfer of real estate assets to intended heirs, circumventing the complexities and delays associated with the probate system.

    • Initial phone/Zoom conference with client to obtain necessary information.
    • Drafting of Transfer on Death Deed.
    • Once approved by the client, schedule the signing of the Transfer on Death Deed.
    • Recording of signed Deed with County Clerk (filing fee is included; filing fee is approximately $45.00).
